Cover Always keep hot tub covered when not in use. For windy days/nights, 8 lb. weights near tub can be placed atop cover. Make sure side straps are out (not trapped under cover) and cover is flat for max energy efficiency.
Water Level should be maintained just above uppermost jets. In the rare case of needing to add water, use hose water and filter through white bobby (next to hot tub) extension for metals removal.
Test strips are used to check chemical levels once per week or so depending on usage. The main indicators to check are bromine (keep orange floater full and set to around level 2), PH and alkalinity. A UV ray bulb automatically filters out bacteria. No additional chlorine is used or needed. A capful of oxidizer may be added about once per week when jets are running if hot tub is used frequently. Chemicals should only be added one at a time, at least 30 mins apart to prevent chemical reactions.
Temps should be set to around 85ºF when tub is not in use. A comfortable temp for adult use is around 100ºF.
Jets are adjustable – please be careful! as they have sharp edges when turning underwater, and it's recommended to simply leave them set at full strength.
Hot tub is not a toy – please be gentle and respectful when using. Little ones like to press buttons – please instruct them to be gentle, and always supervise kids. Please note that small children should not use tub due to effects of high temps.
Only plastic cups are to be used outside and in tub – never glass. Plenty are available in the supplied kitchen.
A manual vaccum/net are avail next to tub if you wish to clean out small debris from bottom of tub. Pump air out underwater and suction up debris, pushing water back out underwater.
An emergency power shut-off is available on wall near tub (red handle) and should be used only in the case of an emergency.

Trash goes out Sunday night for early Monday am pickup.
Recycling goes out Wed night for early Thurs am pickup.

Tree – Japanese Maple out front needs watering about 3 times per week. Fill ring around tree with hose water (remember to turn off hose completely at wall, not just grey hose adaptor nozzle, to prevent water leaking at house spigot) and let drain. Repeat. In rainy weather and cooler temps, water schedule should be adjusted accordingly.
Cacti indoors (in white bowl) get very little water, about once per month.
Outdoor plants get daily watering in hotter temps. Every few days in cooler temps.
Indoor plants get water about once per week. Yellow leaves typically indicates over-watering.
Air plants get soaked/submerged in water for about 10 minutes once per week.
Outdoor awning on back upper deck should be retracted in high winds and when leaving the house for extended periods.
Chiminea is not for guest use unless requested and unless renter carries renter's insurance.
Lawn maintenance is provided. Chris Antonecchia comes as needed (typically every couple of weeks).
Please clean up after your pet.
Damages incurred by scratching/biting/staining will result in full replacement cost assessed for affected items.
Gates Please keep in mind that there are two gates, one on each side of the home. Ensure both are closed for your pet's safety.
Black Rock Park is a nearby dog park where dogs can swim and run in a fenced area.
WiFi network and password are noted on inside of pantry/trash area in kitchen.
Netflix is connected to my personal account and available for your use. Any paid selections must be requested and approved prior. Users are free to switch to their own accounts. Modem is located in living room near fireplace in the rare event that a restart is needed.
Everything is available for your use. For long-term guests, please refill/replace any products you use up – thanks!
Countertops Never place hot pots directly on quartz countertops. Please avoid leaving staining items or oils on the counter at length.
Sink Please note that there is no kitchen garbage disposal; please dispose of all food waste in the garbage.
• strip beds and gather any laundry
• wash dishes and return where you found them
• remove trash and recycling and place outside in respective containers
• return any books enjoyed during your stay
• turn hot tub to 85ºF and make sure cover is always on
• turn off ACs and lights
• ensure that awning on upper deck is fully retracted in toward house
• leave keys inside on entry table
• respectfully leave the house as you found it and treat it as you would your own
